Knollwood Farm is now for Sale
The stunning 20-acre property will be available for purchase in June 2007. It is ideal for use as a training barn, show facility, breeding operation or private enthusiast. It lies on picturesque rolling hills and wooded land, with a sand base, and paved roads all the way. It is within three hours of Chicago, Detroit, Dayton and Indianapolis, and is in a very quiet location with horsey neighbors. Easy access to I-94 and I-69.

Barn
    The farm features:

1. 17-stall Morton-built barn with 12x12 and 12x18 stalls. Barn features skylights, windowed sliders, varnished wood, automatic waterers, windows in every stall, great insulation, gas heated tack room with bathroom, washer and dryer. It has a hot/cold water washrack and separate office/grain room, as well as integrated ventilation system and alarm security system. The farrier area has been used as feed/hay area as well, and could be converted into another 12x18 stall.
2. Fully equipped heated breeding shed including lab with hot/cold water, sink, A/C. Building also features large breeding area with high ceilings, two 10x10 stalls with teasing window between, built-in phantom with internal AV. Internal and external power sockets. Accessible via separate overhead garage door is a very large hay storage area that holds approximately 600 bales of hay.
3. Indoor Arena, Morton-built 140 x 66 ft (standard small dressage ring + 8 feet for observers). Brightly lit, lots of mirrors, three large sliders. GREAT two-year old sand and rubber footing.
4. Utility Barn with two additional stalls, 10 x 14 and 10 x 16. Electric, additional space for small tractor, tools, etc. or to add a further two stalls.
5. Nine brand new paddocks (complete January 2007) with 48" flexible wire horse fencing (one of the safest fencing styles on the market) and top board. Seven paddocks, Two large paddocks/pastures. Six of the nine have tunrout sheds. Water hydrants all the way back in close proximity to paddocks.
6. Outdoor Arena, 200 x 66 ft, Sand footing, just outside the main barn. 
7. 10+ acres of groomed trails running through woods and fields. Used for hacking or as a gallop track, could also be converted without much work into a cross country course. Field behind existing paddocks allows for further pastures, buildings and/or construction of a residence. Property is surrounded by other fields and farmland, undeveloped.
8. General and Grounds: circular gravel drive, lots of trailer and car parking near barn. Very pretty and quiet property that has held schooling shows, clinics with international trainers and judges, and successful breeding and training operations. Seller has moved to England permanently.

Indoor Arena




The indoor arena is 66 x 140, and halots of mirrors, bright lighting, and sand/rubber footing. It is in a quiet and sheltered location, making it an ideal place to train in any weather.

As a former pine tree farm, the Farm is very picturesque, and laid out with drainage, convenience and ease of care in mind.

Pictured is the side of the barn, with paths to the Indoor arena and the front paddocks.

In the background, the light tan building is the breeding shed and hay storage barn. The large garage door shown is the entrance to the hay storage area, which can hold 600-700 bales.












We have just replaced the fencing with 54" high, very safe flexible horse fencing with a top board. We have also re-laid out the paddocks to work around the hilly landscape, so the horses have flat and dry places to stretch their legs.  There are seven paddocks for singles or pairs, and two pastures suitable for multiple horses, mares and foals, and horses living out.

StallsStorage and Breeding Shed
There are 17 stalls in the main: fourteen 12 x 12, two 12 x 18, and one 9 x 12. They have automatic waterers, opening windows for ventilation, and rubber matted floors. They also have gates on the doors in addition to the doors to keep airflow and light coming in.

There are an additional 4 stalls: two in the breeding shed that are approx 10 x 10, and two in the storage barn, approx 10 x 18, providing privacy for stallions or mares with foals. There is space for an additional two stalls in the storage barn of similar size, as well as room for four additional 10 x 10 stalls, or conversion to four large foaling stalls instead of six standard ones.

With a total of 21 stalls, and potential for six more, Knollwood plenty of space for any training or breeding facility.



Pictured to the right is the extra storage barn containing two stalls. It is currently used for hay and tool storage, but can be fully converted into a private four stall barn looking out over the outdoor arena.

View of two sections of the trails behind the back paddocks. There is an additional approx 3 acre field just behind the pines, with an additional 7 acres of cleared trails. There is lots of potential here to put in show rings and/or tent stalls to make a great show facility.

In the meantime, the horses really enjoy a stroll in the quiet woods. The property is bordered by other horsie people and empty land, so it provides a very quiet and tranquil trip out of the arena, and potential for some cross country jumping.
